JOHN FOWLER Holidays Leadership Team on Croyde Beach

John Fowler Holidays has announced the high-profile acquisition of Ruda Holiday Park at Croyde Bay from Parkdean Resorts, marking a major milestone for the family-run business. The multi-million-pound deal adds one of the UK’s most iconic coastal holiday parks to the North Devon-based operator’s growing portfolio— bringing its total to 14 parks across the South West and Wales.

“This is a landmark day for us,” said Managing Director Martyn Fowler. “Ruda’s location and reputation are second to none, and we’re proud to continue its legacy.” The 300-acre park features 817 pitches, a glamping village, a tropical pool and flume, multiple food and drink outlets, and direct access to Croyde’s blue flag beach—now under John Fowler’s stewardship.

Parkdean Resorts, who owned Ruda for 23 years, said the sale aligns with its strategic goal to reinvest in its wider UK park network. CEO Steve Richards praised Ruda’s staff and legacy, confident John Fowler will maintain its high standards. The deal cements John Fowler’s position as one of the UK’s largest family-owned holiday park groups, with over 800 employees and a turnover of £50 million. Guests with existing Ruda bookings will be contacted directly as the site transitions to new ownership.

GIVING SEN STUDENTS A BRANCHING UP

STUDENTS FROM DERWEN College gain hands-on experience at Woodland Park Lodges’ treehouse retreat in Shropshire.

A luxury treehouse holiday park in Shropshire is helping young people with special educational needs gain valuable life and work skills through an inspiring new partnership. Woodland Park Lodges, a family-owned site nestled in 52 acres of countryside near the Welsh border, has teamed up with nearby Derwen College to offer weekly work placements for students.

The college, which specialises in further education for students with SEND (special educational needs and disabilities), sends learners accompanied by job coaches to take part in hands-on holiday park tasks.

Managing Director Victoria Thornley says the students bring real energy to the park: “They’re always enthusiastic to learn and contribute. Our guests regularly compliment the cleanliness of our lodges, which is a testament to the positive impact they’re making.”

Derwen College CEO Meryl Green praised the partnership, calling it “a vital step towards building confidence and future employment prospects.” Woodland Park Lodges also supports the Derwen Charity and has donated a luxury stay to its summer fundraising raffle.

HIGHLAND HOLIDAYS

Highland Holidays prides itself on delivering unforgettable holidays in the most iconic and beautiful parts of Scotland. Led by the Campbell family, with Andrew and Emily at its helm, Highland Holidays operates three holiday parks across the Scottish Highlands and Argyll: Ben Nevis Holiday Park situated close to Fort William, Oban Holiday Park on the scenic west coast, and Tyndrum Holiday Park, nestled in the heart of the Highlands.

Ben Nevis Holiday Park opened in 2020, shortly before the world faced its first lockdown. Undeterred, the Campbell family used the time wisely to set about transforming the park into a contemporary and quality destination that offers its guests exceptional access to the incredible beauty of the Scottish Highlands.

Ben Nevis Holiday Park is just ten minutes away from the Outdoor Capital of the UK, Fort William. With a location literally in the foothills of Ben Nevis itself, hikers and outdoor adventurers would be hard pressed to find a better basecamp for a holiday. The broad choice of accommodation with 15 accommodation types means that the park has wide appeal.

Guests can choose from standard and hot tub lodges, caravans, camping pods, as well as touring and camping pitches. Common across all accommodation types are the spectacular mountain views! In 2023 & 2024, Ben Nevis Holiday Park won the Hoseasons Diamond Award for ‘Relax and Explore – Scotland’.

HIGHLAND HOLIDAYS aim to create an authentic Scottish experience for their guests.

The park has been widely praised for the high quality of its accommodation and outstanding guest satisfaction. “Being a family-owned, independent group deeply rooted in the Scottish Highlands gives us a unique advantage,” explains Andrew Campbell, Director.

“We truly understand the local landscape and culture, and we use that insight to craft truly memorable guest experiences. We’ve turned potential challenges into opportunities - for example, the growing demand for diverse accommodation has led us to expand our offerings, from spacious hot tub lodges to rugged camping pods, catering to both comfort-seeking travellers and adventure lovers.”

In 2022, the Campbell family acquired Tyndrum Holiday Park (formerly Pinetrees Caravan Park) and set about modernising it. Positioned on the West Highland Way, this park primarily offers holiday and short-stay accommodation for walkers and road trippers, with 11 different accommodation types on offer.

The park’s location is the perfect stopover for those travelling through to Glencoe, Oban or the Scottish islands, but its stunning setting also makes it ideal for a longer stay. The hot tub pods are a standout feature, offering guests a luxurious glamping experience in a picturesque Highland setting. Holiday home ownership is also on offer with a range of modern lodges and caravans available.

BEN NEVIS HOLIDAY PARK has an outstanding location in the foothills of Ben Nevis itself

A mix of holiday rental accommodation and holiday home ownership is also on offer at Highland Holidays’ most recent investment – Oban Holiday Park (previously known as Gallanach Caravan & Camping Park), which opened in July 2023. This stunning park has a prime location on the scenic west coast, overlooking the Isle of Kerrera and Oban Bay.

Oban Holiday Park offers an impressive 16 different accommodation types but there is a focus on providing high-specification lodge experiences. “We introduced luxury waterfront hot tub lodges at Oban,” explains Andrew Campbell. “Now the primary accommodation on the park, these lodges offer front- row views of the sea, stylish interiors, spacious decking with a private hot tub, and direct access to some of Scotland’s most stunning sunsets - perfect for couples or small groups seeking comfort, relaxation, and a view.”

Another new development on the park is a series of four-bedroom hot tub lodges. Recently introduced, these spacious, premium lodges are ideal for families or groups. Featuring modern interiors, open-plan living areas, private hot tubs, and outdoor decking, the new lodges offer a high-end retreat in a coastal setting.

Holiday home buyers can choose from a selection of stylish new lodges and static caravans. Ownership at Oban offers the opportunity to return time and again to a personal coastal retreat in one of Scotland’s most scenic locations, with the option to sublet when not in use. More exciting new additions at Oban Holiday Park are in the plans for the coming years.

LUXURY WATERFRONT Hot Tub Lodges offer front-row views of the sea and stunning sunsets

The holiday parks business comes with its fair share of challenges – from changing guest expectations to increased competition and the need for sustainable tourism. Highland Holidays has responded by staying true to their core strengths while continuously evolving to meet modern demands. Their business model hinges on quality informing every aspect of the guest experience, as well as a keen understanding of what modern holidaymakers seek.

Each park is pet-friendly, family-friendly, and designed to offer both adventure and relaxation in equal measure. “With multiple parks, our focus is on maintaining consistently high standards across every touchpoint,” explains Andrew Campbell.

“We aim to create memories that last a lifetime through exceptional customer service, carefully selected park locations in stunning natural surroundings, and a range of high-quality amenities and accommodation to suit every guest.” There’s more than a nod to sustainability and seamless integration with those stunning surroundings too.

TOURING AND CAMPING options are also available at Oban Holiday Park.

Oban Holiday Park gets its water supply from nearby hillside springs, making it a particularly environmentally friendly choice. Tyndrum Holiday Park is surrounded by pine forests, home to a variety of wildlife, and offers a children’s quiz to encourage early adoption of eco-responsibilities.

At Ben Nevis Holiday Park, Campbell’s Café serves meals made with locally sourced ingredients, giving visitors a chance to enjoy delicious native Scottish cuisine. Through Highland Holidays, the Campbells are particularly proud to present an authentic Scottish experience for their guests, set against breath-taking landscapes and rich cultural heritage.

“With travellers now prioritising flexibility, pet-friendliness, and multi-generational appeal, we’ve designed our parks to be inclusive and adaptable,” says Andrew Campbell. “Highland Holidays embodies the spirit of togetherness. As a family-run business we truly recognise the importance of family time and the joy of shared experiences. Our mission is to offer our guests unforgettable family holidays in Scotland.”

DRY WEATHER SPARKS CARAVAN FIRE ALERT

With the UK experiencing its driest spring in over a century and the mercury rising fast this summer, Compass, a leading provider of caravan and leisure insurance, is urging static caravan owners to take urgent steps to reduce the risk of fire.

Static caravans are particularly vulnerable during extended periods of hot, dry weather. Their fixed positions, close proximity to neighbouring units, and lightweight construction—often using plastic and thin cladding—can cause fires to spread rapidly.

The added presence of LPG gas cylinders, if not stored or maintained correctly, only heightens the danger. The warning follows a notable surge in fire-related claims. Between June 2022 and May 2023, Compass recorded fire claims totalling over £165,000—more than six times the previous year’s total and representing 10% of all caravan and park home claims.

With summer 2025 expected to rival 2022’s record-breaking heat, the risk is growing. Kevin Minnear, Head of Underwriting at Compass, said: “Caravans are a fantastic way to enjoy the outdoors, but they carry serious fire risks, especially in hot and dry conditions. We’ve seen too many families lose their holiday homes and belongings to fire.

We’re asking everyone to stay vigilant and follow basic safety practices.” Common causes of caravan fires include barbecue use near units, careless disposal of cigarettes, unattended cooking, faulty gas appliances, and electrical faults. Fires in caravans are statistically more likely to result in serious injury or death than those in conventional housing.

"WE'RE ASKING EVERYONE TO STAY VIGILANT AND FOLLOW BASIC SAFETY PRACTICES."

TO HELP PREVENT FIRES, COMPASS ADVISES CARAVAN OWNERS TO:
• Keep barbecues well away from units and dry grass.
• Never smoke inside; use ashtrays and dispose of cigarettes properly.
• Store gas bottles securely outdoors, away from direct sunlight.
• Install and regularly test smoke alarms.
• Avoid open flames—opt for battery-powered lighting.
• Equip caravans with a fire blanket and extinguisher.
• Avoid overloading sockets and have electrics checked regularly.
• Keep all escape routes clear and accessible.

Insurance also plays a key role in recovery after a fire. Compass recommends that caravan owners review their policies to ensure comprehensive fire cover, maintain an inventory of contents, and understand their entitlements to temporary accommodation or replacement items.

“Fire spreads fast, just one spark can be devastating,” Minnear added. “But by taking these simple steps, owners can protect their property and their loved ones. Prevention is always better than cure.”

Their expert design team has shared ten essential tips for creating a luxury lodge that delivers comfort, visual appeal and long-term guest satisfaction.

1. KNOW YOUR AUDIENCE
Design decisions should start with a clear understanding of your target market. One-bedroom retreats with hot tubs or saunas suit couples, while families seek larger lodges with open-plan layouts. Pet-friendly additions like boot rooms and dog showers are increasingly in demand.

2. PRIORITISE SUSTAINABLY
Guests are more eco-conscious than ever. Using responsibly sourced timber, adding renewable energy systems and prioritising insulation all reduce environmental impact and operational costs.

3. HEAT EFFICIENCY
To extend the rental season, modern heating solutions like panel heaters or wood burners should be paired with top-grade insulation.

THE OPEN ROAD TO OPPORTUNITY

There’s a quiet revolution rolling through the British countryside, and it’s running on diesel, solar and wanderlust… Motorhome ownership is booming and with it, a new kind of traveller is reshaping the tourism landscape.

Forget tour buses and pre-packaged trips, today’s explorers prefer self-sufficiency, open roads, and the freedom to choose their view each morning. For holiday park owners and managers, this is not a trend to watch from the sidelines.

It’s a golden opportunity to attract a growing, engaged and self-reliant audience that’s ready to spend, if you’re ready to welcome them.

WHY MOTORHOMES ARE NOT JUST PASSING THROUGH
Once considered the preserve of retirees and festivalgoers, motorhomes have gone mainstream. Driven by post-pandemic shifts, environmental awareness, and a craving for flexible travel, today’s motorhome owners are families, digital nomads, adventurers and comfort-lovers alike.

They’re skipping airports and checking out of hotels, opting instead for clean air, control, and communities on wheels. But here’s the catch: while they love the open road, they don’t want to rough it. They’re looking for safe, scenic, and well-equipped bases and that’s where you come in.

TODAY’S MOTORHOME GUESTS bring everything they need and they’re happy to pay for the things they value most: safety, service, and the freedom to roam.

FROM STATIC TO STRATEGIC
Traditionally associated with static caravans and summer getaways, holiday parks are now transforming into dynamic hubs for motorhome tourism. With the right facilities, you don’t just become a stopover, you become the destination. Motorhome travellers value:

• Full-service hook-ups: Electricity, water and waste disposal make extended stays easy.
• Flexible booking options: Cater to both overnight visitors and those settling in for the season.
• Modern comforts: Think laundry rooms, Wi-Fi, EV chargers, and even co-working areas.
• Scenic and secure settings: Gated access, helpful staff and quiet hours go a long way.

Add a view of the coast or countryside, and your park suddenly offers something that no roadside lay-by or city car park can.

WHY IT MAKES BUSINESS SENSE
Let’s break it down. Motorhome owners bring:

• Self-sufficiency: They don’t need you to provide beds or bathrooms, but they’re happy to pay for a clean, safe, connected space.
• Off-season income: Many tour year-round and actively seek out parks with winter availability.
• Repeat business: A good stay = loyalty. Many return to favourite parks annually or recommend them in active online communities.
• Low overhead for high reward: Unlike static units, touring pitches require less infrastructure and turnover.

With a little foresight, even under-used parts of your park can be turned into attractive hardstanding motorhome pitches, creating new revenue without major redevelopment.

WHAT MOTORHOMERS REALLY WANT (AND HOW TO DELIVER IT)
Meeting the needs of the motorhome market doesn’t mean luxury spas and nightly entertainment (although some will love that!). What matters most is a balance of autonomy and amenity. Here’s what they’re looking for:

• Ease of access: Wide, drive-through pitches and clear signposting.
• Solid ground: Hardstanding with level areas beats a boggy field every time.
• Connectivity: Reliable Wi-Fi and good mobile reception are now non-negotiable.
• Family & pet-friendliness: Play areas, dog walks, and fenced zones make a big difference.
• Social touches: BBQ spots, fire pits, or communal lounges help build community.

Add an online booking system (ideally with app functionality), and you’re ticking all the modern motorhomer’s boxes.

WHAT TYPE OF PARK ARE YOU?
It’s worth considering your niche. There’s space for everyone in the motorhome market—but your park doesn’t have to appeal to everyone.

• Family parks: Offer excitement, entertainment and practical convenience.
• Adult-only parks: Promise peace, quiet and curated experiences.
• Eco-retreats: Cater to conscious travellers with natural, minimalist setups.
• Luxury resorts: Attract those who want the comforts of a hotel with the freedom of the road.

By defining your offer, you can attract the right kind of motorhome guest, and keep them coming back.

DON’T GET LEFT BEHIND
So, if your pitches are ready, your facilities welcoming and your park easy to find and book, you’re not just accommodating motorhome guests, you’re becoming part of their story.

In return, they’ll bring loyal custom, word- of-mouth buzz, and a whole lot of wheels to your gates! It’s time to open up your park and your thinking, to the power of the self-sufficient traveller.
