Putting the needs of their customers at the heart of their business is the philosophy of Largo Leisure, owner and operator of half a dozen award-winning Scottish holiday parks. Largo Leisure Parks was founded in 2003 when it acquired its first holiday park in Scotland, Sauchope Links Park in the East Neuk of Fife.

Over the years, three further parks joined the portfolio: one more in Fife - Letham Feus Holiday Park, and two in Perthshire - Loch Tay Highland Lodges, and Braidhaugh Holiday Park. In March 2022, Largo Leisure Parks was acquired by Limerston Capital.

Perthshire’s Cruachan Farm Caravan and Camping Park was acquired in 2023 and in 2024, Campsite Glen Holiday Park, close to Glasgow, joined the group, making a total of six parks. Each Largo Leisure park has its own unique characteristics and offers a varied choice of holiday accommodation to rent and own including self-catering glamping, wooden cabins, cottages, deluxe beach huts, premium lodges, and caravans.

With a 50/50 split between holiday home rental and ownership across the portfolio, all parks share a common theme, providing luxurious accommodation in stunning natural surroundings. Considered a flagship park of the group, Loch Tay Highland Lodges is situated on the private Milton Morenish Estate in Killin, Perthshire.

Acquired in 2006, the park offers an exceptional base for a holiday in one of the most beautiful parts of Scotland. Visitors can choose from the widest variety of accommodation: from camping and glamping in Geodesic domes and wooden pods, to Scandinavian-built holiday lodges, and two luxury large self-catering houses that can sleep up to eight and ten guests respectively.

“Our two luxury houses in Loch Tay are the epitome of luxury holiday homes and the flagship rental accommodation at our parks,” says Rachel Mabbs, Commercial Director at Largo Leisure Parks. “Both properties are perfect for large gatherings of family and friends. Loch Tay House boasts a hot tub for up to ten people and superb views of the Loch from its balcony.

We added the architect-designed Mill House in 2020. This stunning four bedroom home also offers a large hot tub, and a secluded, tranquil setting in amongst pretty woodland with scenic mountain views. Mature, private gardens, fire pits and the finest fixtures and furnishings complete both houses.” Whatever accommodation they choose, guests staying at Loch Tay Highland Lodges can take advantage of a host of activities that showcase the best of the park’s natural setting.

Elsewhere in Scotland, 2024 saw two large developments within the Largo Leisure group. Their seaside holiday park, Sauchope Links, benefited from an £800k investment in July to create eight new holiday home pitches and five new units. Sauchope Links offers an innovative mix of accommodation including one bedroom beach huts and glamping pods, with a few offering hot tubs.

The park’s enviable setting, moments from the idyllic fishing village of Crail, and just ten miles from Scotland’s home of golf, St Andrews, means that Sauchope Links is also a popular choice for holiday homeowners. The park offers a variety of new and used lodge-style homes for sale including those from leading manufacturers such as Willerby and Prestige.

In September 2024, a £350k development at Braidhaugh Holiday Park in Crieff saw the introduction of 14 new caravans. The project was a key part of ongoing investment from Largo Leisure’s owners, Limerston Capital, demonstrating their commitment to enhancing Scottish tourism and supporting local economies.

Nestled on the banks of the scenic River Earn, on the doorstep of the historic market town of Crieff, Braidhaugh is an ideal base for a self-catering countryside holiday. “Previously, we only had contemporary lodges and glamping pods at Braidhaugh,” explains Rachel Mabbs.

“Since the site was already popular for its hard-standing touring pitches, we decided to landscape this area and expand our accommodation choice with some more traditional caravan units to cover a greater range of price points. The park now offers four new rental units: two 2-bedroom caravans, and two 3-bedroom caravans. One of each size is pet-friendly accommodation also.”

As part of the same re-development, ten new caravans for holiday home ownership were also added to the park. Further expansion is also planned. “During the development work, our team worked closely with the David Bellamy Conservation Scheme to help sustain the many animal, bird and plant species in the grounds,” says Rachel Mabbs.

“The work included the planting of native trees and hedgerows, as well as maintaining areas of wildflowers to provide new and protect existing wildlife habitats.” With parks situated in some of the most beautiful parts of Scotland, Largo Leisure embraces their commitment to the environment wholeheartedly.

Recycling facilities encourage greater responsibility for guests and staff at all the parks, and many of the glamping accommodations offer wood fired hot tubs that are greener and more sustainable. They are also more in keeping with the natural surroundings.

“Each park page on our website promotes the local wildlife, historical sites and other local attractions in the area. We’re also planning to create wildlife guides for each of our parks to point out the many animals and birds which can be seen from our parks and in the local area,” explains Rachel Mabbs. The organisation is also keen to give back to the wider community.

Through their active partnership with the charity ‘Give us Time’, Largo Leisure donates much-needed respite breaks to UK military families facing difficulties. During 2023 and 2024, a total of 58 breaks were pledged, offering a chance for families to reconnect and enjoy quality time together away from the pressures of daily life.

Encouraging guests to switch off and unwind is at the heart of the Largo Leisure business model. The parks offer an enticing choice of accommodation, much of it pet-friendly, and first-class facilities – no big, noisy entertainment venues here. Moreover, it’s the tremendous natural beauty of their locations that is the big attraction.

SCOTTISH CARAVAN, Motorhome and Holiday Home Show visitors could choose from a selection of almost 200 vehicles and over 30 different travel brands.

The Scottish Caravan, Motorhome and Holiday Home Show returned this February at the SEC, Glasgow, to help Scots embrace ‘slowcations’, the hottest travel trend for 2024. With a selection of almost 200 vehicles and over 30 different travel brands to select from, visitors to this year’s show could pick their chosen mode of transport, equipment and all the trimmings for their next getaway.

With searches for ‘slow life’ up 60% on Pinterest, experts have touted ‘slowcations’ as the next craze for people looking to take a load off. According to a new Pinterest trend report, booking flights to exotic countries and packed-full itineraries of sight-seeing are dropping in popularity, with people opting for more laid-back breaks closer to home.

Jillyanne Glen, Scottish Caravan, Motorhome and Holiday Home Show, said: “People are using their time away differently now – it’s not just about sun, it’s about flexibility, adventure, wellness and doing exactly what suits them and when. “What’s more, we’re seeing people pull away from relying on flights to get them where they want to be and are taking things into their own hands, opting for alternative modes of transport, as well as holiday homes and camping sites across Scotland’s beautiful landscape.

“The show was back this year for its 37th year, once again giving people who are looking for more versatility in their travel an amazing range of top quality products to explore. Our exhibitors are experts in their field, and are always super knowledgeable and helpful, ready to advise new and returning visitors.”

Returning for this year were long standing exhibitors include BC Motorhomes, Argyll Holidays a regular exhibitor who will be showcasing what they have in store for 2024 as well as Willerby, another show regular and leading caravan and campervan manufacturer.

New exhibitors included Barefoot Caravans, a unique new curved caravan design that’s as chic as it is practical; Motorhome World, for those looking for a second hand motorhome to start their new adventure; Bradcot Awnings who is expert at providing awnings for caravans giving extra comfort for those all important trips; and Woodside Luxury Lodges, stunning holiday homes just outside St Andrews looking over the Eden Estuary.

Back in the mid-1930’s, when auto trader Bill Allen decided to display touring Allens Caravans on his garage forecourt in Wolverhampton to fill some empty space., He could never have foreseen that Auto Selling Cars would grow into the huge success Allens Caravans is today. But times were changing, and caravan sales took off. Bill’s curiosity was piqued. Just a few years later in the 1950’s, with business growing, Bill moved the company to the historic stately home of Wootton Hall inWarwickshire’s Henley- in-Arden, which is still Allens Caravans headquarters today. Here, he hosted the first-ever Annual Midlands Caravan Exhibition, and its success made Bill realise that he was onto something. In the 1960s he travelled to the USA where he was inspired not just by the trend for caravan holidays, but also by the increasing popularity of Allens Caravans for all-year residential living. Bill returned toWootton Hall convinced of the potential growth for residential caravan parks in the UK, and with caravan sales soon outstripping car sales, Allens Caravans was born. Today, Allens Caravans is one of the country’s leading Park Operators with a portfolio of 13 Holiday and Residential Parks across the Midlands and Wales. The business, which now employs around 160 staff, is still managed by Bill’s grandchildren and other family members, with joint Managing Directors, Joe Folkes and James Allen, heading up the team.

“Allens Caravans has come a long way since its foundation in the 1930’s,” explains Joe Folkes. “But at heart we are still a thriving family business, the owners of which are not just faceless names, but third generation working Directors who can be found at our Head Office or on the Parks looking after the day-to-day running of the company,” he continues. “As a whole team, we ensure the highest possible standards are delivered at our Parks, for the benefit of our customers,” he adds. “We are so proud of the excellent reputation we have built with those customers, and also our colleagues within the caravan industry.” Currently, five of Allens Caravans 13 Parks are residential: Broadway Park with 82 residents and Leedons Residential Park with 129 residents in Worcestershire; Wootton Hall in Warwickshire with 290 residents; Pendeford Hall inWolverhampton with 62 residents; and Overstone Solarium Residential Park with 80 residents in Northamptonshire. Typically, Allens Caravans Parks have all been chosen for their stunning locations in the great British countryside. Residents of both Wootton Hall and Pendeford Hall can enjoy the outstanding surrounding scenery of two former historic country estates. Similarly, Overstone Solarium is set amongst 115 acres of beautiful woodland – the perfect spot to relish in the peace and quiet of retirement.


GAMES ROOM
Both Broadway Park and Leedons Residential Park are situated just ten minutes’ walk from the charming and picturesque village of Broadway in the prime location of the Cotswolds. With a scenic setting nestled beneath the Cotswold escarpment and overlooked by Broadway Tower, the Parks are blessed with plentiful wildlife and both Broadway and Leedons hold the prestigious Gold David Bellamy Conservation Award. Residents at the two sister Parks also benefit from an enviable array of facilities including an indoor swimming pool, a three rink bowling green, tennis court, social hall, launderette and games room. Leedons Residential Park is the newer development of the two, and the flagship in Allens Caravans residential portfolio. Originally acquired in the 1980’s, Leedons has been the focus of considerable expansion over the years and several £million investment both in its infrastructure and leisure facilities. A proportion of the Park is devoted to holiday home ownership (ten months of the year) but the focus is on delivering Residential Park Homes for the over 50s semi-retired and retired. Phase three of the Leedons development has recently been released and work is currently continuing on around 40 plots. Phase four is already in the planning with more luxury homes with exceptional countryside views coming soon. Prospective residents can choose from a variety of manufacturers including Willerby, Omar, Stately, Lissett, Homeseeker/Prestige, Tingdene and Pathfinder. Each home has its own garden area, a shed or greenhouse, and parking for up to two cars adjacent to the property. Pets are welcome on site and amongst the team of eight staff, there are resident Park Managers and Wardens for peace of mind.

Despite Allens Caravans obvious growth, long term expansion for the residential park sector as a whole is still reliant on the vagaries of the planning process. “We are always striving to expand our Park portfolio and there are a couple of Parks in the pipeline for the near future,” explains Joe. “The supply of new, modern sites for Parks is always going to be the biggest hurdle. “Fortunately, the tides are turning, and as local communities, councils and consumers start to see Park Homes (rightly so) on a par with conventional housing, the easier planning applications for Residential Parks will be.” Allens Caravans continued success is also evident in their Holiday Park portfolio. A brand new luxury Holiday Park, Bredon View, opened in Worcestershire on May 1st this year, bringing a five year development plan to fruition. No mean feat considering the tricky trading conditions of the pandemic. “Park Homes, much like every supply chain industry, has been hit by delays due to Covid,” says Joe. “With hundreds of supplies involved in manufacture and construction, this has inevitably resulted in a knock-on effect of price increases and, more significantly, longer waiting times,” Joe points out. “But we continue to invest back into all our Parks, both in terms of facilities and infrastructure.We have a solid history of investment spanning nine decades and this spirit is ingrained into every new generation who take on the stewardship of the Allens Caravans brand.”

Holiday park owners who improve the quality and choice of their accommodation and facilities are most likely to reap the rewards from increasing demand, particularly for UK short breaks.
Staycation specialist Hoseasons, which this year celebrates its 75th anniversary, is predicting a positive outlook for the industry for the rest of 2019 following an 11% Year-on-Year surge in bookings across its lodges and parks portfolio.

Mark Warnes, Vice President of Property Services at Awaze UK, Hoseasons’ parent company, says keeping up with changing customer habits has always been at the heart of the company’s success over the years, and that those who invest in ‘wowing’ their guests now are the ones most likely to benefit in the longer term.
“Standards of UK accommodation and facilities have made such a huge leap over the last 10 years that holidaymakers are now actively seeking out luxury, hassle-free short breaks closer to home at a time when they may have concerns about going further afield,” Mark says.
“Customer expectations have rocketed at the same time, though, so it’s no surprise that the locations we see performing best are the ones where owners have been prepared to invest and improve their offer.” Locations sold through Hoseasons that have recently invested in their offer include Go Active Holidays location Hemsby Beach Holiday Park, in Norfolk, which has had a £10m overhaul of accommodation and facilities.

SUPER PARKS
The new look ‘super park’ features brand new luxury lodges with hot tubs, a Show Bar, Yacht Club Bar and a whole range of Go Active activities, including archery, zorbing, sea scooters, crazy golf and bowls.
Set just 350 yards from the golden sands and rolling dunes of Hemsby Breach, and close to the Norfolk Broads, the park also now boasts a Traverse Climbing Wall, an all-weather multi-sports court, soft play for the little ones, a Go Juniors activity programme for three to seven year olds and an amusement arcade.
Fellow Go Active location Cheddar Woods Resort and Spa, in Somerset, has also invested – unveiling 23 new properties earlier this year to cope with greater demand for quality short break staycations.
The mix of one, two, three and four-bedroom properties all offer spectacular views of the Cheddar countryside and have been purposely placed to maximise privacy and enhance guests’ sense of getting away from it all.
Each of the lodges comes with either a private garden, enclosed decking or an outdoor patio area, as well as non-reflective windows that allow the properties to blend into the Cheddar landscape.
Nine of the new units are one-bedroom lodges – a response to growing off-peak demand for couples’ romantic breaks.
Ninety minutes down the road Finlake Holiday Resort, in North Devon – another Go Active Holidays location - has a multimillionpound new facilities complex with waterpark and flume rides, spa and treatment rooms, and a state-of-the-art gym.
Finlake’s refurbished Retreat Bar and Restaurant offers lunch and à la carte evening meals and the nearby Cabin Café & Farm Shop offers a fantastic takeaway menu. Nature trails, outdoor tennis courts, two coarse fishing lakes and horse riding are also available, providing sporting opportunities for everyone.
All the parks have seen a rise in bookings since investing in their offer, with Warnes encouraging others to follow their lead.
“Capital investment is not something the owners we work with rush into,” he says, adding: “It’s a considered thought-though strategic approach, designed to make the most of a strong market and keep pace with what the public want when it comes to a short break.”

BALANCED APPROACH
Lead Designer, Sue Brodie has worked with Willerby for almost seven years having previous worked on executive homes located in the prestigious London boroughs of Knightsbridge, Kensington and Chelsea.
Sue says you need to strike a balance between the design aesthetics and the practicality of the home.
“There is a balance between the two – clever storage solutions can be aesthetically pleasing and enhance the interior,” Sue emphasises.
“It’s no good if the unit looks beautiful but fails to function as a living space, we always ensure there is enough seating, storage and the layout flows.
“We try to create furniture with a freestanding appearance so it appears more domestic but still includes that vital storage.” Sue stresses that owners are looking for comfort, a real home from home experience, although they are not looking to replicate their own homes.
“Their expectations are high along with their desire for better features and décor,” she says.

UNIQUE DESIGNS
Many of Willerby’s unique designs grow from an innovative layout, offsetting the linear roof line and introducing an appliance bank allowed us to create a nearside corridor and internal bathroom. These internal bathrooms were made possible by the introduction of the ‘sun tube’ which in effect is ecofriendly mini skylight.
Willerby were also the first to introduce a larder unit into the kitchen with sliding baskets drawers and open shelving the unit is now available in two sizes. Other features include the Sheraton fireplace and bed surround shelving which were influenced by the New England, American interior designs.
Says Sue: “We now have access to some wonderful materials and finishes which allow us to create authentic looking interiors and are no longer constrained by our manufacturing capabilities.
Because we manufacture our own furniture, elements are completely bespoke and produced to our specification in just the right style, size and colour to complement the unit. Adds Sue: “We can co-ordinate our finishes though out the unit so the finished product looks cohesive and resolve.”
Previously static caravans adopted styling used in touring caravans, with lots of wall to wall storage and clunky furniture. We are now looking to popular high street brands for our Styling cues.
Fabrics were supplied by manufacturers to the caravan industry, we are now using domestic fabrics you would find on the high street.
With the improvements in LED lighting, we have substituted decorative wall and ceiling lighting for integrated spotlights bringing a cleaner modern look to our units.
We have introduced improved MP3 players with integrated speakers and USB sockets for phone charging and ipads.

RECENT TRENDS
We are seeing recent trends shift and evolve as oppose to completely new trends emerging. The Country Heritage trend is still strong with the addition of new colours, pebble greys and truffles.
Black fittings are popular this year and we have introduced Graphite handles and light fittings in birdcage deconstructed styles.
The colour trends are teal, blue terracotta, warm grey and sage with gold accents while authentic woods, sit alongside luxury fabrics, windowpane checks and pinstripe fabrics.
Pathfinder Homes have over 25 standard homes customers can choose from, however, the company offers a fully bespoke service giving the opportunity to create homes as unique as they are.

STANDARD PRACTICE
“All standard home start their life with me,” explains Creative Manager, Kelly Martyr. “I am constantly listening to feedback from customers and keeping up to date on fashion and trends.
“Creating a new standard home initially starts with seeing a gap in the market, inspiration from other industries or even a popular request. Initially, I will sit down with our Architectural Technologist and Technical Manager and discuss the sometime outlandish ideas that occur to me.
“I try to take all advice on board and then start to sketch out initial ideas and mood boards,” reveals Kelly. “Once I am confident with the design I will present to our directors, along with rationale, budget and where this sits in the market place.
“As soon as approved all the technical drawings are completed, we pass over to our production team and begin the build.” The whole process from inception to completion can be about six months, and offering a fully bespoke service is something Pathfinder Homes is particularly proud of.
“We understand everyone is different as is their customisation,” Kelly asserts. “For those who know
exactly what they want, our Selection Studio is like heaven.
From carpets to curtains, decking to door handles, the Selection Studio is the perfect place to be inspired and the Pathfinder team can help dreams come true. For those who want a little more guidance, then that’s exactly what they get.
Kelly explains: “I can meet the customer at the Selection Studio and walk them through the whole process and offer advice and assistance every step of the way. Customers can start from a blank canvas or from a preselected, standard design.”
One thing is for certain, there’s no shortage of inspiration, the studio overlooks the famous Haytor in Dartmoor’s National Park, is fully equipped with all the aesthetic examples you might need, from kitchen units to soft furnishings, all to make sure that the new home is exactly how they want it,” says Kelly.
“Pathfinders’ Selection Studio really gives presents a tangible design experience,” she continues. “Customers can touch and feel the fabrics, walk through the kitchen and enjoy a coffee on the couch.
