THE ELITE DYNAMICS team were focused on holiday park business at the recent WOPLH show.

 

Holiday Park Scene magazine was delighted to be involved with this year’s World of Park & Leisure Homes Show, that took place at Stoneleigh Park, near Coventry, earlier this summer. After a two-year break, due to COVID, holiday park suppliers enthusiastically raised awareness on a range of essential products and services.

They included several options for hot tubs in holiday settings, the chance to speak to the Compass Insurance team and the opportunity to catch up with the latest technology available through Elite Dynamics. An impressive display of about 40 leisure lodges, log cabins and park homes, from some of the leading UK manufacturers, gave visitors plenty of scope to explore an insight into the latest trends on the market.

With the holiday park market as robust as it is, the biggest mistake operators can make is to cut corners. “Customers are increasingly aspirational and are looking for a ‘better than home’ experience” says Jon Moxon, Hoseasons’ Business Development Manager. “People are happy to pay for their UK short break or summer holiday but want to know they’re getting value for money. “So, to ensure the longevity of your cabin or lodge – and to sustain the price – I’d advise any owner to buy on quality, not price and furnish the unit to the highest standard they can.” This sentiment is echoed across the industry. The popularity of the UK ‘staycation’ has been on an upward trend for many years and shows no sign of slowing down. Less travelling time, no language issues, no currency exchange – and safety – are all factors encouraging increasing numbers of Brits to holiday at home. “All these factors have increased demand, with a trend emerging for shorter but more frequent breaks. With all this, guests are also expecting a lot more from their accommodation,” adds Pathfinder Homes’ Kelly Martyr.

In 2018, the winners will be those owners who meet the value for money proposition. Jon Moxon again: “Typically, I would expect these units to be open plan, light and airy with a great sense of space – and packed with features. The accommodation should be fitted out with branded equipment, large TV in the lounge and TVs in the bedrooms, and ideally a hot tub on the deck! Other features customers are looking for are wine coolers, wood burners and of course free wi-fi.

BOUTIQUE SITES

“We know space is at a premium on a park, but privacy is a rare commodity and the more space that can be provided between neighbours the better. There are several parks that are comfortably achieving this across the country, from the smaller quirky boutique sites such as Mallory Meadows in Leicestershire and Blossom Plantation in Northumberland, to sites offering activities such as shooting and fishing. Westlands Country Park in Scotland is a great example of a new site mixing traditional outdoor pursuits and contemporary comfort. Overall, it’s a combination of factors that make any unit and park stand out from the crowd. It’s about having a sense of identity and providing a quality lodge experience that is as good, if not better, than home,” added Jon. Another trend Pathfinder Homes is seeing is a strong rise in ‘romantic style’ designs. “We have recently created a bespoke Tuscany design specifically for the romantic rental market,” says Kelly. “This cabin measures at 40 x 22 and is a luxurious onebedroom home with an open plan layout featuring a freestanding bath sharing the same room as the huge super king size bed.” Operators should always be thinking about new ways to market their parks. If your park is situated in the right kind settings, you should certainly consider adapting a proportion of your site to meet this growing romantic break market.

SMART SWITCH

The growing demand for better value for money, with guests expecting more from their accommodation, are just some of the factors that should encourage operators to consider switching from caravans to lodges. According to Robert Sheridan, Managing Director of Finlog, their log cabins are always more popular than other types of accommodation: “They get more repeat bookings, always book out first and demand higher rents. “From an ecological point of view, you also can’t beat a log cabin. They last for generations, so you won’t need to waste money, time, energy and down-time replacing them every five years or so. As they never go out of fashion, revenues stay strong; they are also far more-energy efficient than a standard holiday mobile home.” Robert also stressed that log cabins don’t really have a ‘season’ and are not influenced by current trends, so their ‘shelf life’ is far longer than a factory-made cabin or lodge. When it comes to payback for your investment, it’s not always a straightforward calculation and there are many factors to take into consideration. The purchase price of lodges varies tremendously depending on model and finish, and the addition of key features for the rental market such as hot tubs. “For the rental market we would typically target a four-year ROI, possibly less given the continued buoyancy in the market,” added Jon Moxon.

ROBUST RENTALS

“With the rental market being as robust as it has been, the main pitfall is not to cut corners,” explains Jon. “As already mentioned, customers are increasingly aspirational and looking for a ‘better than home’ experience. So, for the longevity of the product and sustaining the price, I’d certainly advise any owner to buy on quality, not price, and furnish the unit to the highest standard they can. “It’s also important that the accommodation has a sense of place and fits its location. A white-washed, beach-style lodge in the Yorkshire Dales, flor example would feel out of place! Similarly, if your park has great views, take advantage of them – have a gable window or a central living layout so the bedrooms have an equally good view as the lounge. “Remember the accommodation is a rental unit, so fit it to the highest standard possible and use branded products, but also make sure it can take the hard work of two changeovers a week for 32+ weeks a year.” The message coming from the industry is loud and clear: Don’t cut corners, give visitors value for money and provide the best quality you can afford. The payback will be handsome.

Hot tub specialists Urban Cedar have branched into the holiday lodge market with the launch of their brand new holiday home lodge. The luxury Urban Cedar Home features a contemporary design, cedar galley style kitchen, solid oak flooring and Bosch appliances.

The first lodge is sited at The Retreats, a brand new development of just 25 lodges located at Padstow Holiday Park in Cornwall. The 40 x 12ft lodge is finished with galvanised steel and cedar decking and steel gabions filled with local Cornish stone.

Antony Perry, managing director at Bristol-based Urban Cedar explains: “A key feature we wanted to create within the lodge design was space. When the master bedroom door is open you can see from one end of the lodge to the other.

“We also decided to locate the French doors on the side so to make a clearly defined lounge area.”

The lodge design can be adapted to suit all size requirements and bespoke features can also be added.

Antony adds: “We’re excited to be launching our Urban Cedar Home which will add a new dimension to our already extensive product range of high quality cedar hot tubs. “Looking ahead, we would like to grow this side of the business by buying and redeveloping old caravan sites.”

Bowman heat exchangers are helping a luxury golf and leisure resort save thousands of pounds a year on its energy bills while maximising the potential of its sustainable heating system.

The Bowman units are part of a new and innovative heating system for hot tubs, which uses a biomass boiler and heat exchangers instead of conventional electric heating. The system has been installed at the KP Club, a prestigious leisure destination which is set in 180 acres of the Yorkshire Wolds. The club recently opened 24 new luxury woodland lodges which offer guests privacy combined with the facilities of a boutique hotel.

The lodges each have their own hot tub, supplied by Bristol based, Urban Cedar, who are specialists in the design, build and installation of contemporary cedar wood hot tubs. The energy savings of the combined biomass boiler/heat exchanger system are nothing short of remarkable.

“On average, using conventional electric heaters, each hot tub would use around £500 annually in electricity. However, by using the existing heat source of the biomass boiler system, the hot tubs are now heated at no extra cost – saving the KP Club approximately £12,000 a year,” says Antony Perry, managing director of Urban Cedar.

The KP Club approached Urban Cedar when the resort was looking at a greener way of heating the hot tubs. “Having heard that heat exchangers are a highly efficient solution, the club asked us to contact Bowman first, because of its reputation as the best in the industry. Bowman introduced us to GVS, one of their UK distributors, who advised us on the best unit for the application” says Antony.

Urban Cedar fitted the hot tubs with the Bowman units which was simple as just standard plumbing components are required. The compact heat exchanger is hidden behind the skin of the hot tub, so is neither visible nor affects the design.

An added benefit of the new system is the much faster heat up times. Traditionally, electric heaters would raise the water temperature in the tubs by 1-2°C an hour, taking up to 24 hours to heat a tub from cold. The Bowman heat exchangers raise the water temperature by 12°C an hour – so the tub reaches temperature within just two to three hours, giving greater flexibility between changeovers and ensuring the tubs are immediately ready when new guests arrive.

The camping pods at Woodovis Park in Devon have had a positive impact on the business.

The glamping phenomenon, or boutique camping as it is also becoming known, has inspired a new generation of holidaymakers looking to combine a grass roots camping experience with a few home comforts thrown in for good measure.

Made popular by celebrity fans and fuelled by the UK's staycationers, an increasing number of switched on park owners are cashing in on the glamping concept; offering luxury camping accommodation options alongside their existing caravans and lodges.

For those parks that have taken the glamping plunge, business is booming. The Caravan and Camping Club has seen a 42% increase in the number of bookings for its glamping accommodation in the last five years and pitch night bookings are up by nearly 5% compared to this time last year.

“With many camping and caravanning brands investing in new technology plus the option of fixed on-site glamping accommodation, camping and caravanning can be a luxurious experience making it a more attractive and accessible holiday option to the wider travel market.”

Kate Paulwell of camping accommodation website Unique Sleeps agrees: "For businesses that are unsure whether to venture into the glamping market, it is not too late to jump on the bandwagon. Glamping is as popular as ever, and its future looks secure and set to continue."

£15 million has been allocated to provide a new ‘deposit on exchange, balance on completion’ fund to ease part exchange anxieties in the holiday park home sector.

The new scheme provides certainty to the park owner so they can order the home; gives confidence to the manufacturer, so they can build it and know their sale and purchase will go ahead as planned.

Following acceptance of an offer, the scheme offers:

• Quick exchange of contracts – in as little as seven days

• 10 per cent of the new park home value paid to vendor on exchange to enable them to secure it with a deposit

• Completion arranged to match date of delivery and siting of new park or leisure home to allow customer to make their final payment

• Up to two weeks free licence to occupy to ensure plenty of time for the move if the customer is buying a residential park home.

Attracting all types of visitors from long weekend holiday lets to permanent holiday homes, log cabins have been used in the UK for more than 40 years.

Currently enjoying a boom in popularity, the first timber lodges began to appear on UK sites as far back as the Seventies. Forty years on, some of those early trend setters, on the banks of Lake Windermere, are still in use today.

While budget is always going to be the primary consideration, it is important to consider your target market, location and site layout before making an investment commitment.

“A lodge park could look to invest anything from between around £20,000 to over £100,000 for a single lodge,” says David Hollyhead, a specialist lodge consultant.

“The lower end often attracts a high turnover of clients paying lower rates and although this can provide a rapid return on investment, higher costs may be incurred from refurbishments and replacements,” he advises.

“At the higher end, the incredible quality and finish of topend units matches any top-class housing project and owners have the option of becoming more involved in the design of the home and its interior,” adds David.

PREMIUM RATES

Robert Matthews from Baltic Timber Lodges says that many 50-plus retired people, with good disposable income, will pay a premium for premium locations without the noise of a typical caravan park; summer rates of £650 plus are not uncommon.

“We recently constructed four larger lodges on a site that overlooks a golf course in a popular holiday resort; an investment of £250,000 has returned £700,000, plus weekly site fees,” Robert reveals.

A cheaper initial investment than the larger lodges and cabins, camping pods typically attract a transient market of walkers, fellwalkers and hikers, to those sites located on popular trails and routes, such as the Pennine or Cumbrian Ways.

Robert says: “A complete camping pod for two people can be constructed from around £4,000.

“If occupied for 90 nights per year a pod will give a return on investment of around 68 per cent in the first year, based on two sharing at £30 per lodge per night.”
