The UK’s multiple water leisure sectors celebrated their biggest night of the year at the hotly-contested UK Pool & Spa Awards last month. Overall category winners across 26 categories were each presented with a certificate and a trophy by Olympic swimmer and popular TV sports presenter Sharron Davies MBE at the special prize giving and networking evening, which was held at The Vox in Birmingham. Once again, the awards recognised the outstanding achievements of the country’s holiday park sector, with the Holiday Park Pool of the Year award. Within the category, six holiday parks were shortlisted and each received a Gold standard award. “Holiday parks play a big role in the UK’s provision of water leisure facilities and we’re delighted to be able to showcase some of the very best that the industry has to offer,” says Christina Connor, editor of Swimming Pool Scene magazine, the independent publication behind the annual competition.

STAND-OUT PARKS

“We received entries from a number of stand-out parks, who clearly value their pool facilities and work hard to keep them in top notch condition. The awards go some way in rewarding that hard work and raising the profile of those parks.” The overall category winner and coveted Holiday Park Pool of the Year title went to Tydd St Giles Golf & Country Club in Cambridgeshire, for its luxury heated swimming pool. The pool, which is located within a leisure complex on the lodge development, is open to holiday home owners, holiday guests and club members and welcomes around 23,000 bathers per year. The judges felt that the immaculate appearance and dramatic criss-crossing of exposed oak beams really makes this pool a head-turner. Meanwhile, the wellness facilities including a steam room and sauna further enhance the guest experience. The leisure complex at Tydd St Giles opened in 2013 and is managed by Lauren Buckingham, who has worked at the park in various roles since she was 13. Lauren is supported by a dedicated team who work hard to maintain the high standards that customers have come to expect.

GOLD STANDARD

Parks that achieved the Gold standard in the holiday park pool category included Lady’s Mile Holiday Park in Devon, Thornwick Bay Holiday Park in Yorkshire, Plas Coch Holiday Homes in Wales, The Pickaquoy Centre Trust in Scotland and Brean Leisure Park & Holiday Resort Unity in Somerset. The operators of Brean Leisure Park also scooped a Gold standard award in the Water Leisure Operator of the Year category. The parks were presented with their certificates and awards by Olympic swimmer and popular TV sports presenter Sharron Davies MBE. “We introduced the Holiday Park Pool of the Year award last year, and it’s great to see even more parks being recognised in this year’s competition,” added Christina Connor. “The holiday park sector has certainly raised the water leisure bar this year and we hope to build on that success in the 2017 awards.Watch this space!”

Founded in 2010, the UK Pool and Spa Awards are organised by Waterland Media, the publishers of Swimming Pool Scene and Hot Tub & Swim Spa Scene, the market-leading magazines for the combined water leisure sectors. The UK Pool and Spa Awards are open to the entire water leisure industry and aim to celebrate outstanding swimming pools, swim spas, hot tubs design, management and refurbishment and the outstanding people in our industry who make a difference. Lady’s Mile Holiday Park

ladyThe pool at Lady’s Mile Holiday Park in Devon is well known for being one of the warmest and cleanest pools in the area, with the average temperature around 33C. Complete with a flume and a separate paddling area, the pool very popular with young families, couples and older guests alike. The park also has a close connection to Ratcliff School for special needs, which uses the pool for private school sessions.

It features fun splash and spray jets, a new children’s pool area with water play slides, and an all new activity and swim pool. There’s also a new multi-lane family speed slide, new splash pool with tipping bucket, spray features and a bubble seat.

The pool was in operation for 30 years prior to the rebuild in 2011. Over £5 million was spent in the first phase of the rebuild, making the pool into a 25m indoor modern leisure facility.
The pool is operated by the House family who have owned the site for the past 70 years, and are involved in the day to day running of the business.

Plas Coch Holiday Homes

plasThe pool at Plas Coch park is open to private residents and offers a range of water-based activities such as swimming lessons, water walkers, snorkelling, scuba diving, pool parties, aqua fun and fitness classes. Welcoming up to 20,000 bathers each year, the pool is run by Park Leisure 2000, which operates ten holiday homes parks throughout the UK. The pool has recently had the walls, ceilings and floors refurbished and painted to ensure the integrity of the facility remains first class.

The Pickaquoy Centre Trust

pickaThe pool and spa the Pickaquoy Centre is used for a number of sessions from public swimming to group exercise classes, swimming lessons and inflatable sessions. Although the pool is part of the facilities the Trust manages on behalf of the Council, it is attached to the caravan and camping park and is used by holidaymakers and the general public. The pool has an annual bather load of 70,000.

Finding the right home can be fraught with difficulties putting moving house regularly at the top of most people’s stress lists.

Solutions that help to smooth the home buying process are just what the park home industry needs. Mandy Challis is at the forefront of a new breed of industry specialists whose job it is to match customers to the perfect park and park home. Last October, fuelled by the growing popularity in park home living and receiving up to 180 enquiries a week from retail customers, the Omar Group appointed Mandy as Retail Sales Manager.

Her brief: to offer the same outstanding customer service experience to potential home owners and retail customers, as already developed in the trade side of the business. Success is not just about matching people to the right home, but also the right park, in the right location. Mandy explains: “My role is to help people find exactly what they’re looking for, whether that’s to find a park in a specific area, to ensure that a park is close to a bus stop or local shops, or to find a pet friendly park for example. “Buying a new home is a huge decision, so first I take the time to understand an individual’s wants and needs and then I match those needs to a park and home.”

PITCH PERFECT

In the first six months of the role, Mandy matched more than 30 couples and individuals to their perfect park and home. “It’s not just about finding the right park or home though, it’s also about being there for people to answer questions, give advice and support them through their journey,” says Mandy. Customers vary considerably in their requirements and the amount and type of information they need. Many are at the very earliest stages of looking into park home ownership and need help unpicking everything from legislation to finance. Mandy also helps customers with their choice and specification of home, ensuring that it fits not only their requirements, but those of the chosen location.

BRICKS AND MORTAR

The possibilities are almost endless. Buying any new home is daunting but making the move from the traditional bricks and mortar property market and leaping into the park home world, especially in later years of life, can be particularly overwhelming.

When Charles Birch Sr saw the opportunity to expand his caravan sales business into the park homes market in the early 1970s, he would not have foreseen that this was the start of the Birch’s brand we know today.

Now, synonymous with the highest quality homes in some the most desirable locations in England, Birch’s Park Homes are one of the UK’s leading operators in luxury residential developments.

As Chairman of Birch’s Park Homes, Charles Birch Sr has long since handed over the day-to-day operation of the Cambridgeshire-based business to his sons Charles and James Birch. With a growing portfolio of ten parks across Cambridgeshire, Lincolnshire, Hampshire, Somerset, and soon Essex, Birch’s Park Homes are renowned as a luxury operator but as a family-run business, like to keep their feet on the ground. “Our business has grown so much over the years and we are constantly expanding and looking for new opportunities,” explains Managing Director Charles Birch. “It’s not just about growth though. CLASS LEADERS

The number of homes in Birch’s parks varies considerably from under 20 select plots to over a hundred in their largest parks, but the emphasis is very much on quality over quantity, regardless of size. Class-leading homes (often designed in partnership with Birch’s themselves) placed amidst careful landscaping to maximise residents’ privacy and security are key to each overall park design.

Bluebell Woods on the outskirts of the beautiful city of Cambridge is typical of a Birch’s development. Opened in 2007, this small, gated estate offers just 16 high-specification homes in a pretty, woodland setting. All Birch’s parks are aimed at retired and semi-retired people with residents generally required to be aged 45+.

Key to the success of many of Birch’s ‘boutique-style’ developments is their stunning locations. Sandbanks, in Clevedon, Bristol, is an exclusive development of just 23 contemporary homes on a private, gated estate. Opened in 2009, the park has been expertly designed to make the most of the spectacular seaside setting, ensuring that every home benefits from magnificent views over the Bristol Channel to the mountains of Wales. Additionally, each home boasts a stylish glass balcony from which to enjoy the incredible views. Indian stone paths wind around the landscaped terraces and lead to private access to the bay below and a lovely coastal walk to the Victorian seaside town of Clevedon, just 13 miles from Bristol.

New to the Birch’s portfolio is another brand new waterside development. The Estuary will be launched in March 2017 and will offer the highest standard of park homes, each offering unrivalled marina views over Hamble, one of England’s finest spots for sailing and watersports. According to Charles, interest in the limited number of homes available is already “at fever pitch.” With prices starting from around £300,000, The Estuary will offer truly luxurious park home living.

PUSHING BOUNDARIES

Pushing the boundaries of the park homes business and its reputation is central to Birch’s vision. “In the past, park home living has sometimes suffered from a poor reputation due to a handful of unscrupulous operators,” says Charles Birch. “Thankfully, the tides are changing. We like to think that our unique brand of parks, our partnerships with quality manufacturers and our emphasis on exclusivity is all helping to change the perception of park living. At Birch’s, we genuinely believe the potential for the park homes sector is limitless and we want to keep Birch’s at the forefront.” Charles says Birch’s aim is to grow their park portfolio so they have a “park in every county in England.” Acquisition is a key part of their future expansion plans. “We’re actively looking to acquire new parks at the moment. Residential parks, caravan or camping sites… We’re keen to get any parks with additional development opportunities on the Birch’s radar,” says Charles. Having outgrown their existing HQ in Waterbeach, Cambridge, Birch’s are also in the process of constructing new offices and looking to expand their team of staff from 20 to considerably more. A new website is currently in development and Charles, James and the team are working on a number of exclusive projects that will ensure Birch’s profile in the park homes business and property world only continues to rise.

Whilst we may not be able to control every element of our guest’s stay, we do get the opportunity to make sure the holiday gets off to the best start possible. The importance of first impressions is not to be underestimated and you only get one chance to impress guests and provide a warm welcome. Key to that success is ensuring that everything your guests see when they arrive is nicely presented - including the open spaces, driveways and garden areas.

QUICK FIX

A common problem encountered in many large grassed open spaces such as parkland, golf courses, bowling greens and even in domestic gardens is compaction of the soil leading to waterlogging. In some cases, this can render the areas unusable, sometimes for long periods of time. Deep penetration aeration has proved successful for many years and is well known by golf courses for relieving compaction panning on their greens, tees and even around tree roots. In fact, the technique was introduced with the invention of the Terralift machine in Germany in the early 1970’s. Since then different chassis versions of the Terralift have been designed to work in a wide range of applications. The deep aeriation technique was recently used in the glamping area within the grounds of Warwick Castle. The site features circular mediaeval themed tents, connected by coconut matting walkways to a large central tent that houses the food hall. Fully fitted with wooden floors, the tents have conical roofs that shed rain around the periphery of the tent and, as there is no provision for drainage, the medium to heavy clay soil does become very wet.

When the time came in October to remove the tents the areas that were covered by the wooden floors and coconut matting were left as bare, wet mud. These needed to be brought back to grass as quickly as possible, to meet the planning conditions for the glamping use of the historic and protected parkland.

“The first job needed once the tents were out of the way was to clear the surface water and ease any compaction in the soil that had been covered by the floors and pathways,” explains Lynda Green, Operations Director at Terrain Aeriation.

“The Tracker Terralift was used with up to a 100m long air pipe deployed to allow the compressor to remain on the main vehicle route through the entire site and not get bogged down.”

The Terralift treatment injects compressed air into the soil as much as a metre deep to de-compact, aerate and inject seaweed across the affected areas. The seaweed sticks to the walls of the fractures, swelling and contracting and keeping the fissures open. The process clears surface water areas, helping to dry up any mud, leaving the area ready for surface preparation and the replacement of the missing grass. Says Lynda: “The machine moves on two metres and repeats the operation, completing two metre spacings on a staggered grid pattern and each shot connects with the previous ones so the whole area is aerated and treated. The Terralift can treat approximately 2,000m² of turf in a day.” She adds: “The long-term solution causes little surface disruption and allows immediate play on sports pitches and greens after treatment.” Improved technology has made keeping outdoor spaces neat and tidy easier than ever before, with an abundance of high-tech equipment and machinery available on the market. For example, accessing every corner of a park or estate has become markedly easier over the years, since the introduction of all-terrain vehicles (ATVs) some 30 years ago. Now the vehicle of choice for many landowners, ATVs are the ideal solution for those looking to get the job done on and off road.

In days gone by, the winter season signalled a sharp decline in the number visitor bookings. But nowadays the ‘out of season’ period only sees a minor let-up in the volume of holidaymakers and holiday homeowners choosing to enjoy a park break during the cooler months.

When Silverdale Holiday Park first opened 60 years ago, only a few hardy caravanners would ever consider a winter stay on a beautiful but elevated sea-facing location in South Cumbria.

But today, says Michael Holgate – grandson of the park’s founder – it’s very different scene. Silverdale continues buzzing throughout the winter months, and the prospect of cold bright days in the Lake District is more likely to inspire than deter visitors. Silverdale has around 500 caravan holidays homes, including a small letting fleet, and provides a range of activities and facilities which, like the park itself, are open all year round.

Michael believes that a parks industry with fewer peaks and troughs throughout the calendar is good for business in more than one sense: “Our six parks in Cumbria and North Lancashire employ around 135 people, and each year we find ourselves less reliant on seasonal staff and better able to provide more fulltime positions.

HIGH CALIBRE

“This allows us to attract higher calibre recruits, and to be able to invest in their personal training and development, which benefits both them and us in the longer term. “Increased continuity also means that permanent staff gain a more intimate knowledge of our business, and can play an even greater part in helping customers and driving us forward.

The start of the 2016 season saw Michael’s business put the finishing touches to a £1m investment in its indoor attractions, and he predicts that this is likely to bolster even further the appeal of the park to winter visitors. Silverdale’s leisure complex now includes a swimming pool with spa and sauna, a professional gymnasium, a high-tech US-style bowling alley, soft play areas, and a café, bar and restaurant.

“Although our leisure complex does give the assurance of something to do whatever the weather, I don’t think our winter guests would necessarily name it as the number one attraction,” says Michael. “Most people’s motive for buying here is the outstanding scenery, and winter in Cumbria presents all those familiar picture-postcard views in a different light, so walking is very popular. “Winter also seems to inspire a desire for change, and we’re delighted to find that increasing numbers of our customers also choose this time to make an upgrade!” he adds.

UNFAIR ADVANTAGE

Henry Wild, director of Skelwith Fold Caravan Park in Cumbria, believes the Lake District has an unfair advantage over some other traditional holiday honeypots in winter: “Seaside destinations really need sunshine and warm weather to bring out their best, but here the lakes and mountains become even more breathtaking under a winter sky,” he says.

“We’ll be kept busy right through November before the park closes with both owners and touring customers, and the atmosphere is always decidedly relaxed. I think one reason is that, unlike in summer, people don’t feel compelled to be out and about all the time, and are happy just taking things easy on the park.”

This winter, the park will also be providing the option of renting one of its two-person hideaway glamping pods located in a quiet forest glade. Their central heating and high levels of insulation mean cold snaps stay strictly outdoors

With thousands of models to choose from, selecting the right hot tub for a holiday let can be a potential minefield.

Shrewd operators and owners will look before they leap when it comes to showing duty of care, not to mention doing the necessary sums to ensure a profitable bottom line. Over the past ten years, a significant amount of holiday park operators and holiday let owners have purchased and operate what are in fact domestic hot tubs only designed for home, and not intended for commercial use.

Commercial spas, the type found at health clubs and spas, are generally much larger than the average portable spa with bigger and better filtration and sanitation systems along with other features that suit much heavier bather use. Chris Brady of Lincolnshire-based hot tub retailer 1 Stop Spas advises customers to avoid the temptation of buying a cheap hot tub on the internet, which may not be robust enough to cater for the high demands of a holiday hot tub.

“We come across plenty of customers whose opinion when buying was ‘I only want a cheap spa because I’m only renting it out’. Like most electrical equipment, buying cheap isn’t always cost effective over a few years,” says Chris. “Cheap spas can cost up to ten times as much to run, meaning higher overheads. They are often fitted with cheap components, therefore the reliability is not very good meaning in inconvenient downtime for you and rental customers.”

Chris adds: “The biggest consideration which is often overlooked is aftercare. We recommend that you have the spa serviced at least every six months to ensure any wear and tear is identified early and rectified to avoid breakdowns. It is advisable to team up with a local hot tub retailer, who can provide aftercare on your doorstep.”

In accordance with regulations made by the Health & Safety Executive, regular testing of both pH and disinfection should be made at least three times a day and the results logged and kept for at least five years.

A monthly microbiological test is also required, testing for Legionella every quarter. The Management of Spa Pools booklet insists that the tub ‘needs to have a continuous chemical feeder built into the spa to continuously treat it with disinfectant’.

These devices are not always installed into a hot tub at the point of manufacture and would therefore have to be retro-fitted at a later stage. “Choose a known quality brand and make sure that it fits the requirement of the park,” advises Anthony Schneikert of leading retailer Spa Solutions.

“Too many brands are just labelled up by other factories that churn out numbers and don’t focus on quality and innovation.”

Spa Solutions recommend the Viking Spas brand of hot tubs for holiday parks, which are renowned for being tough, robust and manufactured to a high quality. Their bestselling models are the Regal and Royal models, which are lightweight and are manufactured using slip-resistant material. Anthony advises that holiday park owners can expect to pay between £3,495 and £4,995 depending on the model and specification. Spa Solutions offer special discounts for bulk purchases and all Viking Spas come with a seven year shell warranty.

This summer was a record-breaking season for the UK’s tourism industry, with more international tourists visiting the country than ever before, leading to a higher than average level of spending.

Figures released by the Office of National Statistics show that July was the highest month ever for inbound tourism with 3.8 million visits, up two per cent on July last year.

August also saw the highest number of day trips taken in any month since 2012, with 151 million day trips across England, up a staggering 14 per cent on August 2015. This in turn led to an increase in visitor spending of nine per cent.

VisitEngland Chief Executive Sally Balcombe said: “It is fantastic to see that more of us are getting out and experiencing the huge range of quality destinations and tourism products on offer right across the country. England is packed full of incredible experiences that you can only get here and we look forward to continuing to work with the tourism industry to develop England’s competitive tourism offer, get more people out exploring the country and drive growth across all the regions.”

Holiday park operator Butlin’s says that their swimming pools, like the one at Butlins Minehead, are the second main reason that guests return each year.

UK holiday operator Butlin’s has unveiled ambitious plans to build a new state-of-the-art swimming facility at its Bognor Regis resort.

If given the go ahead, the new £30million aquatic complex would include a lido, an indoor wave pool, a toddler pool, two flumes and a brand new outdoor rapid river, as well as new changing facilities. It would replace the resort’s existing pool, which is more than 30 years old.

A planning application will soon be submitted to relocate the pool from the west of the holiday resort to the east.

If granted planning permission, Butlin’s hopes to open its new pool in the summer of 2018. The current pool will remain in use until then.

Jeremy Pardey, resort director, commented: “Our customer surveys regularly tell us that our guests place much importance on our splash swimming pools. As a result of this and with the existing pool here at Bognor Regis reaching the end of its operational life, it was felt that the best option was to develop a new, replacement pool.”

Jeremy added: “After carrying out much work over recent months in the preparation of these plans, it’s great to have now reached this stage. We only thought it was right, however, that we provided a chance for residents to understand our proposals and importantly had time to discuss them with us.”
