Defibrillator Coverage

Defibrillator Coverage

DefibrillatorTingdene Parks have installed an Automated External Defibrillator (AED) at their 80-home Bedwell Park residential site in Witchford, near Ely, Cambridgeshire. Defibrillators are simple to use and can restart someone’s heart if it stops. They will not work if there is a pulse.

Bedwell Park is one of the first residential parks within Tingdene’s 20 sites and 1500 homes, to see the installations of defibrillators. The unit is due to be officially unveiled by local MP Lucy Frazer in the near future, however, the potentially life-saving kit, easily accessible at the park office, is already available for use.

Founded in 1969 the Tingdene Group of companies first established itself as the leading Park Home manufacturer in the country and since then has expanded its range of operations into becoming one of the UK’s largest operators and owners of residential Park Homes Estates, Inland Marinas, Caravan Parks, Lodge Parks and Chalet Parks.

The three-day show at Stoneleigh Park delivered its promise of being the biggest yet, with more than 120 exhibitors and over 50 new lodges and park homes on display.

As in previous years, the trade preview day was an ideal opportunity for park owners, site managers and others working within the industry to visit the show ahead of the general public.

Some of the UK’s biggest manufacturers were in attendance, including Pathfinder, Cambrian, Homeseeker, Lindera, Omar, Pemberton, Tingdene, Sovereign and Lodgikol.

The dates of the 2017 World of Park & Leisure Homes Show have been confirmed and will take place at Stoneleigh Park on June 9 - 11 inclusive.

There are exciting times ahead for those involved in buying and selling park homes.

“There is a marked change in culture; this is in part down to the Mobile Homes Act and partly down to the public being better informed about the benefits of park home living,” says Justin Allitt, owner of sellmyparkhome.co.uk and its sister company sellmylodge.co.uk.

“Now, it seems, at long last, the public is falling in love with park homes,” Justin adds.

With over 20 years’ experience in the property industry and a chain of estate agents, Justin identified an opportunity to expand into the park home industry at the end of 2012. “My background in the property industry proved invaluable and has given me a unique perspective on park homes,” he explains.

“For many years, as an estate agent, these homes were hard to sell. Although popular, both the public and agents found it difficult to get to grips with the legislation, licensing and rules, which led to a lack of confidence,” he adds.

WEBSITE TRAFFIC

One of the best sellers within QMP’s stock support scheme is the Tingdene Hayden Classic.

Since 2012, traffic to the sellmyparkhome.co.uk website has grown 50 per cent year on year which reflects both the increase in consumer confidence and also the wider public’s interest in park homes. 65 per cent of their customers are the general public but the remaining (and growing) proportion is park owners themselves.

Justin explains: “With the recent developments in design and manufacture, the whole industry is now less inward-looking and more geared towards the needs of the end user. More and more park owners are using our service to reach the buying public.” In recent years, many newcomers to the residential homes industry are bringing with them their ideas and experience from mainstream property after cutting their teeth in new builds, construction and traditional estate agencies.

Paul Short joined Turners Parks Group as National Sales Manager in 2015 after 20 years in the bricks and mortar market.

He credits his varied experience in construction and estate agency as “it has provided me with an unprecedented insight into every aspect of the process that enables me to speak to both developers and potential purchasers with reassuring confidence.”

With 38 residential parks across the UK, Paul and the Turners team certainly have their work cut out but the market is buoyant and new developments such as Lechlade Court in Gloucestershire are selling well. Another new project at Twinbrook Park in Falmouth has already sold four units prior to launch.

CUSTOMER FOCUS

Key to success is a customer-centric attitude and an integrated approach that is typical of those businesses at the forefront of the park homes industry. As Paul says, “Turners can offer a truly bespoke service to our clients offering them a sales journey which is transparent and simple. We can manage the whole transaction.”

The modern park homes business is all about providing innovative solutions that bring the industry together and move homes forward. As the UK’s largest independent provider of property part exchange, Quick Move Properties works with everyone from individual park owners to manufacturers and groups with large park portfolios. Since 1998, Quick Move Properties has directly purchased over 5,000 properties with a value of over £725 million.

Gary Self, owner of Evolution Park Homes and Lodges, has seen increased sales since introducing Quick Move Properties’ part exchange scheme.

When Gary Self, owner of Evolution Park Homes and Lodges, was first introduced to Quick Move Properties’ part exchange service, he was nervous about how he would promote the concept to his customers. But just a year later, he says he has seen an upsurge in sales, an increase in traffic to the park and most noticeably a significant rise in the number of sales that go all the way through to completion.

Gary explains: “Using part exchange eliminates the risks and horror stories people hear about; things like sales falling through, buyers pulling out at the last minute, and renegotiations following a bad survey. When we sell a property using part exchange, we know that we’ve got a solid cash buyer, the client knows that they’ve got a solid cash buyer, and the dates always pull together, on time, without any delays.”

When Gary first started offering the part exchange service, he says some of his customers were a little resistant, fearing that they would only receive 75-80 per cent of the property value. But after help and support from Quick Move Properties he was able to put together an attractive package that works well for everybody involved.

“All of my customers have commented on how easy it was for them; there was no stress, there was no worry, they weren’t chased by any solicitors or buyers and that makes a big difference to their move.”

Now Quick Move Properties is helping leisure park operators to complete sales and get customers moved onto site before the end of the year, with its new Stock Support service. The service offers a range of new units from leading manufacturers that are ready to be sited throughout the year, without the usually lengthy lead times associated with ordering a park or leisure home.

Quick Move Properties’ Sales Director, Patrick Chambers, explains: “There are a lot of potential customers out there who want to move on park before the end of this year, but long lead times with park and leisure home manufacturers mean that many are unable to fulfil new orders until well into the New Year.

“Thanks to our new Stock Support service, we have park homes and lodges from Prestige, Homeseeker, Omar, Wessex, Tingdene and Pathfinder that are all available to site on your park before the end of this year. What’s more, units can still be tailored to customer specification and requirements with 12 weeks’ notice."

Offering a property part exchange service can have a huge impact on sales figures and until recently it was a luxury available only to large house builders due to the financial risk and large balance sheet required.

But Quick Move Properties, the UK’s largest property part exchange company, are now looking to change that by offering a funded part exchange solution to park home providers and leisure home providers.

“Offering a part exchange service has several benefits for a park home or leisure home operator,” says Patrick Chambers, sales director at Quick Move Properties

“Firstly it removes the risk that a sale will fall through due to chain collapse, it also frees your customers up to commit to a purchase – helping to convert potential customers into proceedable buyers – and, because we use our own balance sheet to make the purchases, we are able to offer a great deal of flexibility.”

Quick Move Properties have also recently teamed up with Prestige Homeseeker, Omar, Tingdene and Pathfinder to offer a new stock support service.
