As more and more parks take the plunge into the ever-growing glamping market, there’s more to it than meets the eye in terms of having the right insurance policy.

“From an insurance perspective, glamping raises a few questions,” says Peter Heffer, director of holiday and residential parks at Lorica Insurance Brokers.

“Firstly, it is important to check whether a policy provides cover for property in the open. This is a common exclusion particularly for storm, flood and other weather related perils.

“Secondly, park owners should be aware of how the policy will operate in the event of damage to a tented structure. Will the insurers insist upon repairing a tear leaving a potentially unsightly blemish in the quality of the customer experience or will they provide a replacement?”

Peter also advises park owners to think carefully about other glamping accessories that could potentially affect the insurance policy. Glamping tents with cooking facilities, for example, could increase the likelihood of fire and insurers should be made aware – otherwise they could use this as a way to avoid a claim settlement. Likewise all portable electrical devices should be considered and routinely PAT tested.

“The key message really is that you need to make your insurer aware of what you are doing and that they must fully understand the exposure,” says Peter. “Once again, working with a specialist insurance broker really does add value.”

The increasing popularity and demand for holiday hot tubs can be a double-edged sword for holiday park operators.

Installing a hot tub is a substantial investment that can add real value to a holiday property. Even so, unexpected events can happen which can result in serious damage to the tub or to the bathers. For this reason park owners should be aware of the risks and ensure that they’re fully protected by their insurance policy.

“Firstly, there is the risk of damage to the hot tub itself and an insurer needs to appreciate that they are providing cover for this aspect,” explains Peter Heffer, director of holiday parks at Lorica Insurance.

"For example, is the tub an intrinsic part of the holiday or residential home structure or is it a standalone unit, which is arguably contents.”

Peter adds: “Other important questions to think about include does the sum insured cater for the hot tub? Does the insurer provide full policy cover or are certain losses, such as escape of water and accidental damage, excluded? Will cover operate if the home is sub-let?”

There is also the question of cover for injury to third parties. When it comes to hot tubs there can be increased risk of disease if the tub is not properly cared for and maintained to a high standard. With this in mind, Peter stresses the importance of ensuring that you are covered for legal liability to members of the public should they contract an illness or suffer an injury whilst using the hot tub.

Peter adds: “Lastly, you should consider if your insurance policy involves any special conditions that require you to conform to manufacturers’ safety and maintenance requirements. Whether the hot tub was professionally installed or not can also affect the policy.”

“All the best efforts in the world won’t stop accidents, it is a fact of life that they can and will happen,” advises Peter. “We can do our best to avoid them but at some point they will occur. Insurance companies accept this fact and make provision within their cash reserves.”

Peter advises: “There is a way to approach claims for injury to third parties (and employees) where the insurer takes a much more proactive stance shortly after the accident has occurred.

“The concept is based around customer care, where the insurer contacts the injured party as soon as reasonably practicable to ask how they are, is there anything they need, would they like someone to arrange various forms of care for them such as physiotherapy and the like.

“Ultimately this early intervention makes the customer feel that they are being treated fairly and they may not bring a formal claim against you, or should they do so then the legal fees are far lower as most of the investigative and medical attention has already been addressed,” adds Peter.

“Some claims won’t even involve a lawyer as the customer has built up a rapport with the insurance company and is happy to work with them.”
