Never has there been more attention on outdoor space, as Sue Hollingshead reports…

With the advent of a ‘new normal’ you could argue it has never been more important to ensure the outdoor space on our holiday destinations, not just meets but exceeds customer expectations. As we witness the stampede to UK holiday parks, demands on our outdoor space have been dramatically heightened with the combined influences of social distancing, and the need to stay at a safe distance, coinciding with a renewed interest in the great outdoors. “The initial first impression when a customer arrives on the park is paramount and can set the scene for the remainder of their stay,” believes Sian Gomersall, Group Marketing Services Manager, Poole Bay Holdings. “To create a great outdoor experience for owners and holiday makers alike, it is vital that holiday parks create a warm and inviting atmosphere,” she adds. “We offer recycled plastic furniture that has a host of benefits and lasts 25 years so there is no need to replace it for a long time,” Sian continues.

“Play areas for children are a big plus and again, recycled plastic outdoor play furniture such as play boats and planes can encourage little ones to explore imaginative play,” she says. Doug Barr, Sales Manager at Woodberry, points out “Customer flow and signage is also key to a great visitor experience, knowing where to park for reception, which way to go, what to do, all helps people feel relaxed and reassured - especially after this year of uncertainty.” It is not just about the landscaping, entrance layout, and perfectly planted floral pots, all of which are indeed important. Throw in a tidy grassed area, well maintained gardens, thoughtful customer-focused layouts into the mix and you are moving towards the ultimate top rates on reviews. Discreet bin storage is an essential day to day management element that can adversely affect the atmosphere if not managed effectively. Park lighting strategies are needed for visibility and safety, however, is also a vital part of the aesthetics. Small pockets of communal seating, in open spaces within the park, are essential for creating good aesthetics and areas for relaxation.

The children’s playground is typically a well populated area and an area where seating is important as Doug explains: “Seating is always a welcome addition adjacent to playgrounds, parents are on holiday too so they get to relax whilst still keeping an eye on their children and enjoying family time together. “It is also well known that timber play equipment has more anti-bacterial qualities than metal or plastic as wood naturally kills bacteria on surfaces quickly,” Doug adds.

PERSONAL SPACE

Well-managed communal areas are great, but we do all like our own space don’t we. Therefore a few finishing touches of accommodation essentials should surely include for outdoor tables, chairs, parasol, BBQ and maybe an outdoor hot tub. “Within a holiday park, it is vital that the private lodge area has everything a visitor would want,” Sian emphasises.

“The option of a BBQ and dining tables and chairs create a home from home environment. Recycled plastic furniture can be wiped cleaned, meaning that the visitors can simply wipe down after a rain shower and use immediately. Decking and walkways can also be created from recycled plastic with an anti-slip finish for a safe environment. Recycled plastic raised beds would also be a great addition for summertime with blooming flowers, adding a nice touch of colour to the outside area of a cabin/lodge. EV charging facilities are now pivotal. In September, electric vehicle registrations increased by 183.4% compared to the same period last year. “Visitors will be at peace of mind knowing that the destination offers EV charging, whether that be free charging or tariff-based charging,” says Sultana Rahman, Marketing & Social Co-ordinator at Rolec Services. “As the government have set out plans to completely abolish the sales of diesel and petrol vehicles, the need for charging points at such destinations is fundamental and will be a determining factor towards which caravan/holiday park they decide to visit.”

PEDAL POWER

With the major uptake of cycling this summer, it would be a mistake to forget cycle storage, advises Fraser Dixon, Business Development Manager at Fordingbridge . “It makes perfect sense to promote cycling through a holiday park,” says Fraser. “Guests, more often than not, are looking for a healthy outdoor lifestyle when away, and anything to promote this is a definite must. “Not only will you have the safety benefits from reduced traffic through the park, but it also creates a feeling of wellbeing with guests. “That said, it is wise to move away from generic steel cycle stores in a holiday park setting; the last thing you want to achieve is remind guests of their daily commute to the train station when on holiday,” he says. Covered cycle areas can be pretty too; living sedum roof structures or flowing tensile canopies serve the need perfectly and complement the surroundings without looking utilitarian. On any park, the cost of buying and maintaining outdoor essential equipment can quickly add up. Never under estimate the value of first impressions, advises Ashleigh Bissett…

You’ve heard it said that you never get a second chance to make a good, first impression. Not only are first impressions registered with lightning speed, but they also last a surprisingly long time. As we head into winter, what better time to evaluate your outdoor areas and carry out the necessary modifications to make your guests’ first impressions count in time for the 2019 season. Quick fixes could be something as simple as adding more benches or sprucing up your garden displays.

If outdoor spaces are well maintained, they will encourage user-participation by inspiring visitors to be outdoors in the grounds, making full use of the facilities. “We believe it’s important to keep outdoor spaces well maintained as this is one of the first impressions visitors will experience at your park,” comments Stephen Toone, Managing Director of Fordingbridge – a leading manufacturer of canopies, walkways and inspiring buildings. “Your clientele are more likely t o return to your site and recommend to their friends and family if the external appearance is tidy and up together.” He adds: “With more competition than ever before within the holiday park and leisure sector, attracting customers with new and engaging ideas are vital to achieve this.”

Hoburne’s parks with activity areas were re-designed in time for the 2018 season and the company regularly monitors customer feedback to ensure its parks meet customer expectations. “A Hoburne holiday is about doing what you want at your own pace and we want to provide outdoor spaces where there is plenty to keep everyone busy and bring families together in one area to have fun,” explains Jake Harrison, Group Operations Manager for Hoburne Holidays.

“Therefore it’s essential to keep these areas well maintained so customers want to use them and feel safe whilst on holiday. We also ensure all our planting and green spaces are well maintained at all times to ensure a lasting impression.” The company maximises the outdoor space available at each park to its full potential by putting all the activities in one area and having a mixture of activities for all ages. The younger children can be entertained in the play areas whilst not far away the teenagers can be using the adventure golf or the multiuse games areas for football or basketball. The spokesperson explains that the biggest challenges faced with the parks’ outdoor spaces is the unpredictable weather, staffing, and making them low maintenance but suitable for high usage. “Our objective has been to make sure there is plenty to keep everyone busy but in one area meaning something for the whole family. We wanted our outside spaces to provide a fun and healthy environment for our guests,” says Jake. “My advice is to offer food and drink amenities where possible and make sure you have plenty of seating available.”

In contrast to some of the larger holiday operators, Park Owner Victoria Bowrey runs Back of Beyond Touring Park in Dorset and does all of the grounds maintenance herself to keep costs at a minimum. “To employ landscapers is costly, so I am learning as I go along and have taken advice from professional landscapers and garden centre staff along the way who have made suggestions as to what to plant,” says Victoria. “Well-kept outdoor areas are essential as it reflects the overall image of the park. If the flowerbeds and grounds are not maintained to a high standard then that immediately suggests that the park is not cared for or well managed.” Open to adults only,

Making It Count 5Back of Beyond Touring Park is set in rural Dorset and boasts 80 pitches with electric hook-ups, 40 camping pitches and a glamping village, as well as an amenities block, reception and shop. Victoria takes pride in the park’s outdoor areas and keeping them well looked after is a high priority all year round. She comments: “As we are 30 acres we can't possible compete with beautiful natural foliage, however, we make the most of the busy areas of the park, such as the reception and shower blocks by planting carefully selected flowers, bushes and trees.

“We have learned to choose plants that blend into the environment and that come back every year. We are also particularly conscious of helping the bees at our park. We plant very few bedding out plants in favour of lavenders, alliums, verbena, ornamental grasses and easy care plants such as sedums. My advice is to go for plants that make a statement and also not to be scared to try out new things - even if they don't work!” Victoria says that time is the biggest challenge she faces in maintaining the park’s outdoor spaces: “Having enough time to keep the park’s outside areas ship-shape can be difficult, which is why we tend to choose easy-care plants that come back each year. At the moment we are still new so we are building up on what we have but we do try and add new plants to the landscaped areas every year.”

What better time than peak season to carry out an audit of your outdoor amenities. Stitch In TimeThey say planning is the key to success and in the case of outdoor space and landscaping – a well thought-out strategy will pay huge dividends not least by avoiding costly mistakes. A useful starting point is to focus on the ‘unique selling point’ of your park or for types of clientele.

If a significant proportion of your guests are young adults on a short stay, you will want to provide ‘robust’ spaces with plenty of secure seating. Clever use of security-style planting such as prickly or thorny plants, will deter access to other protected areas. On the other hand, if the bulk of your long-term residents are more mature, ensure that there are safe and attractive ornamental spaces immediately around the living areas and communal spaces, but keep them clear from debris and obstacles and use non-slip surfaces.

DUTY OF CARE

For younger guests, preparing suitable landscaping options can prove even more challenging, ensuring that play areas are safety compliant and you can demonstrate appropriate ‘duty of care’. “People often stay in a holiday park to feel more connected with the local outdoor environment, explains Martin Howe of Wykeham Mature Plants, “But it is the holiday park itself that will bring repeat custom.

“A holiday park business cannot rely solely on their location or the surrounding countryside and must provide attractive, functional spaces,” advises Martin. “Why would you stay on a site, even if there are amazing views of the surrounding countryside, if the site itself is untidy, unloved, looks unprofessional, and even potentially dangerous?” Martin encourages holiday parks to have a clear idea of what they want to achieve and how it will benefit the business and customers alike.

“Prioritise key areas and the timescale in which you need to address them,” he advises, “Large planting schemes, as well as needing significant initial outlay, will also require maintenance, so plan for this from the start and don’t take on more than you can handle in one go,” he continues. “Balance this with the logistical benefits (lower transport costs, less disruption in the long term, etc) of larger jobs and decide whether to undertake a single, major project or whether to break it into smaller, more manageable chunks,” Martin adds.

Knowledge of site conditions are also essential before preparing large scale landscaping works, specifically the growing conditions in each location (drainage, soil type, exposure, etc) as well as any other limiting factors, such as access by children and proximity to grazing animals. “Select plants accordingly – planting the right plant in the right place will avoid problems later,” warns Martin.

PLANTING SEASON

There is often a wider, or cheaper, selection of suitable plants available during the traditional planting season, which is during dormancy (November to March); for many holiday parks this coincides with the off-season, so this is the ideal time to plant horticulturally, commercially, and logistically to minimise disturbance to your customers. Naturally, demand for planting services at this time of year is high so plan ahead.

If you’re considering transforming your outdoor areas it needn’t be a daunting task. Camber Sands Holiday Park in Sussex required a large new play area as part of a refurbishment project earlier this year.  The park owners wanted separate areas for toddlers and juniors and a wide range of equipment.  They enlisted the help of HAGS-SMP to design and install the scheme, which included themed multi-play units, dynamic equipment, a zip line, sunken trampolines and a trail with an 8m traverse wall.

The play area has proven to be a huge hit with customers, and according to HAGS, the only complaint from site has been to ask how to keep the adults off the equipment!  “Theming seems to be a constant favourite with our clients.  From pirate ships to fairy-tale castles you can add real play value to your areas by engaging a child’s imagination,” comments Simon Wright, Head of Sales at HAGS.
